The Challenge: Re-tenant all of the 1st floor retail within an older Office Building in the heart of Clarendon with mom and pop tenants.
The Solution: Created a leasing strategy for the client that included the entire leasing life cycle from tenant identification, touring, letter of intent negotiations through lease negotiations The competition for available retail within the market included Market Common Clarendon (McCaffery Interests) and Clarendon Center (Saul Centers new project) proved challenging at times.
Services Provided: Successfully leased the retail portion achieving top market rents with National Retail Tenants with little to no Tenant Improvement allowance. LPC completed 5 deals to include Aveda, Pacuigo, BB&T, Sprint & UPS Store in a timely manner.
