Jae Lee and William Ruppe led and represented ownership in the procurement, resulting in CIGIE moving into 1750 H Street NW for a new long-term lease. They recognized that CIGIE needed to be located in close proximity to the White House and that their previous location was unable to compete, due to CIGIE’s increasing space needs. Additionally, CIGIE required a large column-free conference/training room that worked well with 1750 H Street’s column-free design.
Jae and Will analyzed GSA’s minimum requirements and along with Ownership & Property Management’s support, were able to submit an Initial Offer that was sufficient for award with minimal clarifications. Just prior to award, ownership requested to have the right to relocate this lease to a lower floor. Jae and Will were able to convince GSA to approve the right for a mere additional month of free rent, preserving maximum contiguity for the upper floors and value to ownership on future opportunities.
The rental rate of $57.25/RSF is well above market for a GSA deal, with DC’s program rate being $50.00/RSF. The aforementioned rate was inclusive of 12 months free rent and a below market Tenant Improvement Allowance of $39.50/RSF.
