101 Constitution Avenue NW Awarded LEED Silver Certification

101 Constitution Trust and Lincoln Property Company are pleased to announce that the flagship downtown building at 101 Constitution Avenue, NW, Washington, D.C., managed by Lincoln Property Company has achieved LEED Existing Building O&M (Operations and Maintenance) Silver certification.  In order to accomplish this, the building’s ownership and management team pursued the following upgrades and operational accomplishments:

Upgraded lighting – All common area lighting has been retrofitted with energy saving control devices such as occupancy sensors and time clocks to reduce electricity consumption.

Implementing Energy Conservation Measures – An ASHRAE Level 1 audit was performed at the building which identified various Energy Conservation Measures (ECMs). In addition to the lighting upgrades identified above, the property implemented equipment run-time schedule adjustments. Together these ECMs are projected to save 81,758kWh annually resulting in a reduction of 56.4 metric tons of CO2 emissions (equivalent to the amount of emissions produced from the electricity use of 7 homes over 12 months).

Reducing mercury content in lamps – a new purchasing plan reduces the overall mercury content of the building lighting to less than 70 picograms per lumen-hour.

Purchasing 90% sustainable cleaning products and materials – Green Seal®-certified cleaning chemicals and hand soaps as well as paper products with recycled content are in use throughout the building.

Reducing conventional commuting trips – The building’s location encourages a variety of non-automobile commuting, including by bicycle and Metro.  An upgraded bicycle storage room for tenant use includes storage for daily commuting gear and on-site inflation equipment for various bike tire sizes.

A trophy-quality building completed in 2002, 101 Constitution is the closest privately owned office structure to Capitol Hill.  It offers unsurpassed views of the United States Capitol, the Capitol Reflecting Pool, the National Mall, Washington Monument and the Smithsonian Museums from both office space and a tenant-accessible roof terrace.  The building is one of the ten largest privately owned office buildings in Washington DC’s Northwest quadrant.
